The Greenfield Township, Fairfield County, Ohio, Board of Trustees hereby gives notice of a Hearing on
April 10, 2025 at 7:00 p.m. at the Greenfield Township Fire Department, 3245 Havensport Road,
Carroll, Ohio 43112, on the Application for District Change for the following property:
Owner(s): XYZ Land LLC and Nikolce (Nick) Babamov
Tax Parcel #’s: 0130053700, 0130053760, 0130053781, 0130053782, 0130053783
and 0130053780 on Old Columbus Rd
Current Zoning District Classification: RURAL RESIDENTIAL (R-1 and R-3)
Proposed District Change: Planned Unit Development (PUD) per Greenfield
Township Zoning Code SECTION 360. Applicant is proposing a 34 (revised) unit
townhome development on 28.3 acres. The proposal has been reviewed and
approved by the Fairfield County Regional Planning Commission.
This is a hearing following the recommendation from the Zoning Commission on March 6, 2025.
A copy of the applicant’s Planned Unit Development Application is on file and is available for
inspection and copying upon request to the Zoning Inspector at 4663 Carroll-Cemetery Road, Carroll,
Ohio 43112.
All property owners have a right to appear in person or by representation to question the owner or give
testimony for, or in opposition to, the change or appeal.
It is the responsibility of the Applicant to present documentation to satisfy the requirements as defined in
Greenfield Township Zoning Resolution, Section 360.03 (D).
It is the responsibility of the Greenfield Township Zoning Board of Trustees to determine that the
Applicant has satisfied the requirements under Section 360.03 (D) of the Greenfield Township Zoning
Resolution effective March 12, 2025.
