Chapter 225, Zoning Code Amendment - Public Hearing

Notice is hereby given that a public hearing will be held on Thursday, November 13, 2025, at 7:00 PM prevailing local time at the Edward A. Witt Council Chambers, Second Floor, Crafton Community Center, 140 Bradford Avenue, Crafton, PA 15205, on a proposed ordinance which would comprehensively amend, revise and restate Chapter 225, Zoning, of the Crafton Borough Code of Ordinances, to establish a new zoning ordinance for the Borough entitled:

AN ORDINANCE OF THE BOROUGH OF CRAFTON, ALLEGHENY COUNTY, PENNSYLVANIA, TO AMEND AND REVISE CHAPTER 225, ZONING, OF THE CRAFTON BOROUGH CODE OF ORDINANCES TO RESTATE THE REGULATIONS REGARDING ZONING AND LAND USE WITHIN THE BOROUGH OF CRAFTON.

The public is invited to attend and provide comment on the proposed ordinance at the public hearing. The Borough Solicitor provided the following summary of the proposed ordinance. The proposed ordinance constitutes a comprehensive amendment and restatement of the zoning regulations within the Borough. Section 1 would amend and restate Chapter 225, Zoning, of the Crafton Borough Code of Ordinances in its entirety. The amendment (1) sets forth the purpose and intent behind the zoning regulations; (2) establishes zoning districts within the Borough and adopts comprehensive revisions to the Official Borough Zoning Map; (3) establishes principal uses and accessory uses permitted within the Borough and locations where they are permitted; (4) establishes dimensional requirements; (5) sets forth conditional use requirements and the related application and review process; (6) sets forth special exception requirements and the related application and review process; (7) Establishes performance standards, including, landscape and buffering, fences, walls, screens, parking lots, steep slopes, subsurface conditions, off street parking, off street parking design, off street loading and unloading; yard regulations, and design regulations; (8) establishes sign regulations; sets forth regulations regarding nonconformities (use and dimensional); (9) establishes the powers and duties of the Borough Zoning Officer and sets forth zoning permitting, application requirements and any related approval process; (10) establishes the jurisdiction, function and regulations for the Borough Zoning Hearing Board and the Borough Planning Commission (11) establishes the procedure for landowner curative and Borough initiated text and map amendments; and (12) establishes definitions.
Borough Council is expected to consider, and if appropriate, enact the above proposed ordinance at its regular meeting to be held on Thursday, December 11, 2025, at 7:00 P.M. prevailing local time at the Edward A. Witt Council Chambers, Second Floor, Crafton Community Center, 140 Bradford Avenue, Crafton, PA 15205. Copies of the proposed ordinance are available at the Crafton Borough Office, 100 Stotz Avenue, Pittsburgh, PA 15205, Monday through Friday, 8:30 a.m. to 4:30 p.m., on the Borough’s Internet website www.craftonborough.gov, and at the Allegheny County Law Library.
